Breaking down the cost of an Extension or Renovation in the UK

Your home is arguably the greatest investment you’ve ever made, and the greatest asset you can continue to invest into. But, you don’t want to over capitalise. Understanding the average UK cost of an extension or renovation will help you to make an informed choice, plan your budget, and make the decisions that are right for you, your home, and your family.

While prices can vary significantly depending on the scale and scope of your project requirements, and quality of finishes, at Neways Group we typically base our pricing on the following National Average Costs: please note, these figures exclude Professional Fees for essential services including those of architects, necessary planning permission(s), building control, and structural engineers.

EXTENSIONS

In 2025, a Single story extension will generally range between £2000 to £2,750 per square metre, while a Two Story Extension is generally expected to cost up to 50% more than a standard single story extension.

This will get you a standard, dry finish building, ready for all your fixtures, fittings, painting & decoration. For those seeking more bespoke services with higher end finishes and materials, we advise budgeting from £3,000 per square plus VAT.

When it comes to Kitchen and Bathroom Extensions, not to be confused with a standard Kitchen or Bathroom Refurbishment, an extension that involves creating a new kitchen or bathroom can generally increase the overall cost of the extension by 10% - 15%. Keeping in mind that these rooms can increase the overall value of your property by up to 8%, and are generally 25% of your property’s overall value, these types of extensions can often bring a higher return on your investment, and are well worth the consideration.

It’s important to note, that these prices don’t factor in additional aspects. For example, if you have an internal renovation going on alongside your extension, the cost of your internal renovations will be priced separately. Likewise, if you have external works such as a patio or landscaping being built/constructed at the same time, this too will be priced separately. Furthermore… The cost of materials, fixtures and fittings that are selected to carry out and complete each aspect of a project, will impact the overall cost.

Of course there will always be exceptions for the rule and some extensions will come in at a significantly higher price, however, those coming in lower at what was the national average of £1500 - £1750 per square metre + VAT just a few years ago, are far and few between in the current economy.

RENOVATIONS

Unlike extensions, which have a general, standard base rate to work from, renovations vary significantly depending on the scale and scope of a project. No two projects are ever the same, however, a full house renovation based on a standard three-bedroom home, could generally costs between £45,000 and £150,000.

If you’re basing your estimations on a bathroom refurbishment costing you £3000.00, as it would have just five years ago, you may be shocked to learn that the average bathroom renovation (without anything super special) currently averages in the region of £8,000 - £12,000 !

Likewise, a typical kitchen renovation can vary in cost from £25,000 - £50,000, which is a far cry from the £15,000 - £35,000 it would have cost a few short years ago!!

Regardless of whether you’re considering an Extension or a Renovation, at Neways we always recommend allowing a contingency fund of around 15% to 20% of the total project cost to cover any unforeseen expenses (including the ever increasing cost of materials), or changes to the project scope.
